Michael's experience includes assignments requiring additional research and analysis when relevant comparable sales are limited, property characteristics are unusual, or the valuation involves circumstances beyond a routine mortgage transaction. His appraisal work includes estate and probate matters, date-of-death and retrospective valuations, divorce, pre-listing and private appraisals, FHA lending, HELOC and home-equity assignments, relocation, REO, pre-foreclosure, foreclosure, short sale, and tax-related valuation needs.

In Georgia, the firm's coverage includes Chatham, Bryan, and Effingham Counties, encompassing Savannah and surrounding coastal, suburban, and more rural residential markets. In South Carolina, coverage includes Charleston, Berkeley, and Dorchester Counties, including Charleston, Mount Pleasant, and surrounding Lowcountry communities. Independent Analysis & Professional StandardsAn appraiser's responsibility is to develop an independent, impartial, and objective opinion of value based on the assignment, relevant market evidence, and appropriate appraisal methodology. Michael develops appraisal assignments in accordance with the Uniform Standards of Professional Appraisal Practice (USPAP) and applicable assignment requirements. Clear communication is also an important part of the firm's approach. Clients should understand what information is needed, what the appraisal process involves, and the intended use and limitations of the resulting appraisal.
Scope of Practice
Residential Appraisal PracticeMichael's practice is focused on residential real property, including conventional single-family homes, manufactured housing, new construction, historic and waterfront properties, complex residences, and qualifying two- to four-unit residential assignments. The practice does not include commercial or five-or-more-unit multifamily appraisal assignments.
